Renters' Rights Act 2026 · in force since 1 May 2026
What the law gives you
Rolling tenancy
Every tenancy is periodic. No fixed term and no end date: you stay until you decide to leave or there is a legal reason to end it.
Leave with 2 months' notice
Give at least two months' notice in writing, ending on a rent day. Section 21 "no fault" evictions no longer exist.
Rent goes up once a year at most
Only with a Form 4A notice two months before, and never above market rent. You can challenge it at the First-tier Tribunal.
The price you see is the price
No bidding. We cannot accept or ask for more than the advertised rent.
You can ask to keep a pet
We look at every request and answer in writing. A refusal must have a reason.
One week to hold, five weeks of deposit
Holding deposit of one week's rent, taken off your first month. Security deposit up to five weeks, protected in a government scheme.
